It's usually the mop
Walk into almost any busy kitchen and look at the mop. Chances are it's already full of grease, grime and food. Even with the right cleaner in the bucket, that mop is spreading grease around and pushing it into the grout lines.
Then there's the cleaner. A lot of restaurants use a dispensing system that mixes the chemical for you. Handy, but the product isn't always the right one for that floor or that kind of grease.
Put those together and the nightly mop just can't keep up. We use the right degreaser, scrub it by machine, and vacuum the dirty water up, so the grease actually leaves the building.
Three floors, three different jobs
Nine times out of ten, the kitchen, the dining room and the patio are all cleaned with the same mop, the same water and the same cleaner. That's one of the biggest mistakes a restaurant can make.
The kitchen
Usually slip-resistant tile or quarry tile. It needs a proper commercial degreaser, not a neutral floor cleaner, and its own mop that never leaves the kitchen.
The dining room
Often ceramic tile, which might want a lighter degreaser. If it's vinyl tile, vinyl plank or another resilient floor, a neutral cleaner the manufacturer approves is the better choice. Another mop.
The patio
Concrete, tile or another outdoor surface, dealing with dirt, spills, weather and sometimes algae. A different job again, with different products.

Grease had built up along the cooking line and under the equipment until the floor was brown and slick.
